Currently Los Angeles Department of Building and Safety (LADBS) is treating the project as “by right”. The proposed project is likely to have significant environmental impacts, which the applicant should be required to mitigate.

Hollywood Hills West Neighborhood Council, Mountains Recreation and Conservation Authority, Santa Monica Mountains Conservancy and the Hillside Federation have all submitted letters of concern to the city. The letters request that the project not be considered by right, exempt from review under California Environmental Quality Act (CEQA) and the City should order the applicant to prepare a draft environmental impact report (DEIR) on the proposed project.

A DEIR provides the public, nearby residents and property owners, responsible agencies, and other interested parties a summary of the project and conclusions of anticipated environmental effects.

Project Description

2070 Nichols Canyon Road is approximately 2 acres of vacant land in HHWNC’s Area 6 and City Council District 4. The site is located adjacent to state parkland, which is The Mountains Recreation and Conservation Authority’s Trebek Tract and across the street from Nichols Canyon Creek, a year-round stream. The propose single family residence will be close to 15,000 square feet with over 250 feet of retaining walls.

Permits and project descriptions can be found on the LADBS website:

This Presentation made to the HHWNC in May 2019 further describes the site, project and concerns.
